Buying a Home in the GTA? Here's How to Get Cash Back After Closing
Buying a home in Vaughan, Toronto or anywhere in the GTA is one of the biggest cheques you'll ever write. Between the down payment, land transfer tax, legal fees and moving costs, every dollar counts. What most buyers don't realize is that a sizeable commission changes hands on their purchase, and they usually never see any of it. At Fixed Rate Realty, we think that should change.
Who pays your buyer agent?
In a typical resale purchase in Ontario, the seller's brokerage offers a commission to the brokerage that represents the buyer, often around 2.5% of the sale price. On a GTA home, that can easily be a five-figure amount. Traditionally, the buyer's agent keeps all of it.
How our Buyer Advantage Program works
With our Buyer Advantage Program, you get up to 50% of our buyer agent commission back. Your rebate is paid to you after closing, once we've received the full commission.
What it could look like
Here's an illustrative example at the full 50% rebate:
Purchase price: $1,500,000
Buyer brokerage commission at 2.5%: $37,500
Your rebate: up to $18,750
You still get full service
A rebate only matters if the service behind it is solid. As a full-time, full-service brokerage, we handle everything a traditional agent would:
Home search and showings, and we come to you
Pricing guidance so you don't overpay
Offer strategy, negotiations and paperwork
Coordination with your lawyer and mortgage professional through to closing
What buyers do with their rebate
Because the rebate arrives after closing, our clients often put it toward moving costs, new furniture, renovations, or a lump-sum payment on their mortgage. However you use it, it's money that stays with your family instead of going to the brokerage.
